What to Expect When Buying a Home

Purchasing a home is one of the largest investments you will make. Many will find the quest for that perfect home an exciting process. However, this is not always the case; it can become a daunting and stressful experience for some. This is why having the perfect realtor is key, and I am here to do all of the hard work for you! 

 

Here is what to expect when buying a home:

1. Pre-Approval

2. Home Search

3. Offer(s)

4. Escrow

5. Closing

 

Pre-Approval

To be a serious buyer in today's market, most sellers will not accept an offer unless you have been pre-approved by a lender to minimize any potential risks during the escrow process. Obtaining a pre-approval is easy the lender will verify basic information such as FICO scores, work history, identification, assets, and income. After verifying all this information the lender will issue your pre-approval with your potential purchase price. 

Home Search

Finding a home is not always easy, and it can take as little as a day or up to a year to find your dream home. Do not get discouraged! With determination, commitment, and patience you will find the right home.     

Offer(s)

When you do find a home you love, you will submit your offer to the seller. Within the specified time period the seller will either accept, counter, or reject your offer. Do not be alarmed if your first, second, or even third offer does not get accepted by the seller. Reasons for having an offer rejected may include factors such as, competition, terms, and even your offer price. Do not get discouraged! The perfect home is out there for you. 

Escrow

When your offer does get accepted by a seller, you will then go into escrow. Escrow is a process where a third party entity ensures that all sides of the transaction will run smoothly for both parties involved. They will also take care of all financial aspects until completion. While in escrow you will have disclosures to sign, inspections and appraisals to conduct on the home. As your realtor, it is my job to provide you with detailed explanations, answer any questions you may have, as well as keeping you informed as to what is going on throughout the escrow process. I will guide you every step of the way!  

Closing

This final process is where you will find yourself the most busiest with many documents to sign from both escrow and your lender. During this stage you will also conduct a final walk-through of the property. Keep calm, before you know it....Congratulations, you have purchased a home!
